When you book through a major platform, the price you pay is more than the owner's nightly rate. The platforms add a guest service fee on top of the subtotal — a percentage that scales with the cost of your stay — plus, in many cases, the manager pays a host-side commission that gets baked into the rate itself. None of that money goes to the property, the cleaning, or the person who hands you the keys. It pays for the website you booked on.

The majority of well-run vacation rentals aren't managed by the platforms — and often not even by the owner. They're run by professional local property management companies: businesses with offices, staff, cleaners, and someone who answers the phone when the hot tub stops working at 9pm. These companies list on the big platforms for visibility, but nearly all of them also take bookings on their own websites — usually at a better total price, because there's no platform in the middle.

Most vacation rentals listed on Airbnb, Vrbo and Booking.com are run by professional local property management companies. Booking direct means reserving the same property through that company's own website or phone line instead of through the platform — so no platform service fee is added to your bill.
How much can I actually save? expand_more
Large booking platforms add a guest service fee on top of the nightly rate — commonly a double-digit percentage of the booking subtotal on longer or pricier stays. Book the same dates with the manager directly and that fee simply never appears. Many managers also offer direct-booking discounts or perks the platforms do not allow them to show.
